Description: What you'll be doing

Another Source's client, Sabey Corporation, is recruiting a Lease Analyst to join their team in Tukwila, WA.

Internally titled Lease Administrator.

About the role:

As the Lease Administrator, you will play a vital role on our accounting team. You will be responsible for overseeing the administration and management of all leased properties and assets within the organization.

What you will be doing:

Management:

    Maintain accurate records of all lease agreements, including terms, conditions, and financial obligations including the calculation of deferred rent, commencement charges, and revised billing of lease charges.
  • Monitor lease expiration dates and proactively manage lease renewals, terminations, amendments, holdovers, and month-to-month transitions.
  • Ensure compliance with lease terms and conditions, including rent escalations, additional rent calculations including but not limited to triple net charges, electric, water, gas and real estate taxes.
  • Maintain area history tables differentiating from leased versus measured square footage.

Financial Analysis:

  • Review and analyze lease agreements to accurately record lease-related financial transactions in the accounting system.
  • Prepare monthly, quarterly, and annual lease-related financial reports for management review.
  • Assist in budgeting and forecasting lease-related revenue and expenses.
  • Assist in annual expense reconciliations for billing and updating monthly additional rent contributions from tenants.

Tenant Management:

  • Liaise with external accounting, and management to address any lease related issues or concerns related to charges and payments.
  • Coordinate lease payments and ensure timely processing of invoices and rent payments.
  • Assist in escalating delinquent accounts and calculating interest and/or late fees.

Compliance and Risk Management:

  • Stay informed about relevant lease accounting standards, regulations, and industry best practices.
  • Identify and mitigate lease-related risks, such as non-compliance with lease agreements or lease accounting standards.
  • Assist in the implementation of internal controls and procedures to ensure accuracy and integrity of lease data.

Cross-functional Collaboration:

  • Collaborate with various departments, including Legal, Operations, Property Management, Leasing, Accounting and Finance to support lease-related initiatives and projects.
  • Provide guidance and support to stakeholders regarding lease-related matters and inquiries.

What we would like to see from you:

  • Degree in Accounting, Finance, Business Administration or related field preferred.
  • 1 -3 years of experience in lease administration, property management, or accounting.
  • Experience with Yardi or similar lease administration software or systems.
  • Professional certification in lease administration or real estate (Certified Lease & Finance Professional, Real Property Administrator, etc.) preferred.

The anticipated annual base salary range for this position is $60,292 - $87,424.
